The proximity to workplace is another important factor which should be taken into consideration when buying a villa.

A spacious living room with sleek architecture, high ceilings, wooden flooring, large windows & Doors with a torch of nature is something which we desire. The bedroom should be spacious, bright and airy. An attached balcony with a sit out area to the bedroom is a must. I would want my Villa to be equipped with Modular open kitchen with lots of storage area. Another most important feature would be a Vastu Compliant Villa.
I want my dream Villa to have lots of greenery so that I can stay in the lap of nature every single day. Hence a terrace garden and balcony garden is a must. My dream villa should be in a gated community area with plenty of greenery around where we both would go for a walk in the evening.
All the necessary amenities like a parking space, power backup, club house, swimming pool, fully equipped gym, sports area is a must.
Be vary of all the legal documents and approvals. Once you zero in on the Villa, check the legal documents of the property before you buy it. Check the title deed of the land and confirm whether the builder has a right over the property. If possible, hire a lawyer and get the deed examined by him. Also, check the Encumbrance Certificate to verify whether the land is free from all legal dues. There are many real estate companies which have unsold inventories or don’t have enough capital to complete their projects. Hence, leading banks refrain from financing such companies. So, after finalizing the Villa and confirming the approvals, check out which banks are ready to fund out the project.
RERA (Real Estate Regulation and Development) Act:
Check for RERA Approved projects. This is because only reputed builders with good financial status, valid legal title and track record have the ability to comply with RERA.
